The Ritz-Carlton Pattaya: What Is Actually Known

A signed agreement, 224 rooms, a water park — and no opening date. The confirmed facts, separated from the numbers going round social media.

Pattaya is getting a Ritz-Carlton. That part is settled and signed. Almost everything else circulating about the project — the size, the timing, even the units of measurement — is being repeated with errors, so here is what is actually on the record.

What was actually signed

On 28 January 2026, Asset World Corporation and Marriott International signed an agreement covering two properties: The Ritz-Carlton in Pattaya, and the repositioning of the Sheraton Samui into a Marriott hotel. The Pattaya hotel is the anchor of Aquatique, AWC's mixed-use beachfront development in the centre of the city.

It is the third Ritz-Carlton the two companies have agreed on together, after The Ritz-Carlton Bangkok, The Riverside in 2022 and The Ritz-Carlton Phuket Resort and Spa in 2023.

What else is in Aquatique

The hotel is one part of a larger scheme. Alongside it, AWC lists more than 110,000 square metres of leasable beachfront retail, and a large water park run by an international operator whose name has not been announced. AWC describes the whole thing as an integrated destination combining hospitality, retail and attractions.

When it opens

This is where the honest answer is short: no opening date has been announced. AWC's own wording is that development is scheduled in line with Aquatique's phased delivery timeline, and nothing more precise than that. One property publication has reported a first phase around 2031; AWC has not confirmed that figure, and it should be treated as an estimate rather than a date.

For a traveller, the practical reading is simple. This is not a hotel you will be booking in the next few years. Two numbers being reported wrongly

Two numbers are being copied incorrectly across social media and aggregator sites, and both make the project sound smaller or stranger than it is.

Why Pattaya, and what it signals

Pattaya sits inside Thailand's Eastern Economic Corridor, and AWC's case for the location rests on infrastructure: the planned high-speed rail link and the proximity of U-Tapao airport. A Ritz-Carlton is also a statement about who the city expects to attract next — the same logic that put the brand on a Krabi headland in 2009 and created an entire category of hotel in the process.

What is still unknown: the opening date, the architect, the water park operator, whether branded residences are part of the scheme, and what any of it will cost a guest. When those are announced, this page gets updated.
